If the land already has a use then do you need permission to erect a builiding. I know some land I rent needed planning permission as the land currently had no "use".
Yep, you'll need permission for the shed or change of useage on the site.

We had retrospective permission to turn 5 acres over to allotments agreed yesterday. It's been a total nightmare. Sheds were the major issue.

I've just got permission to change the bit of grass at the end of the road into a garden with a shed on it. National Parks said yes to a garage and the council said no because thats who its rented off. Hopefully in a few years I can buy it then put a garage on for the RIB. One person opposed it on the grounds of why should I have it and not him. Its dat as grasss for 30 years and no one wanted it till I got it.

Where do you stand on ' temporary structures' - ie the sort of poly tunnel that basically is a big tent ?

Does this need the same permisions ?

Are you downsizing from your double garage/workshop idea then?

Do a search 10 mile radius of you - sort by lowest first.

Lovely plot of land with a run down shed for £20.000 - it's about 3 acres.

Can't copy and paste the link - it's miles long!!!

Whether or not you'd get away with turning the field shelter into a garage/workshop would be worth investigating first though.

You need planning if it's anywhere other than your garden.

Nope, just its going to take alot longer than I expected, National Parks will let me put a garage on the land, the council who I rent it off won't. The council have said after a few years I can buy the land so then I can stick a garage on, madness but worth it in the long run.

We've knocked this one up. It's a cheat of a oak frame structure. It's a timber frame with lots of oak detail added. The upshot is you get a nicer interior and it's a lot cheaper. On the rt is the boatshed which is 10 x 4.2m, she fits in a treat. There's 1250 linear metres of 8" treated douglas fir arriving in the morn to begin cladding.

Chewy get it in writing from the council that you have first refusal at market value to buy the land when it comes on the market.I was told by the property services department that i would be able to buy the old units i was in ,when they were put on the market they were sold by tender for a stupidly high price .

The land won't end up for sale as such. If after four years I am still renting it I can approach the council and ask if they would like to sell it. It seems pretty normal round here that if you rent something off the council for long enough they offer it to you to buy, if you don't buy it you carry on renting as before.
