Relocate to /Holiday home in West Wales anyone?

JK...hope this doesn't contravene forum rules....please remove if it does....

Hey ho, longshot, but nothing ventured....

As per a previous post we have been looking for a smallholding....and one which we have always liked the look of has just come to market, and we've been given first refusal!

So, our house has, today, gone on the market! There is £ movement in the place we are keen to pursue and as such, we are reflecting that in the asking price of ours.

It is built on the site of an old balcksmiths forge....which was beyond saving, so we took it down and reused the local slate to rebuild it, completed 3 years ago (looks like a traditional Pembrokeshire house but with double glazed sash windows, super warm, modern interior etc)

It's in Cilgerran 200 yards from the river (but not flood area), with Castle and Welsh wildlife Centre. 3 pubs and 3 miles from the sea (we were on TV with Rory and Paddy last Monday if anyone caught that? )

Anyhoo, large open plan living room into kitchen diner, wood burning stove, oak and flagstone flooring, three large bedrooms - master with double shower ensuite and open to rafters with balconette and velux windows.

3 toilets, bath, two showers, utility room open plan office space on landing....

Is a very well finished modern living space whilst remaining a traditional /attractive looking house (if i do say so myself!)

Has integral garage with parking in front.

We are marketing it below the valuation for a quick sale at £220,000.

Great rental (holiday let) potential too.....

PS would also sell the rental property outside Cardiffif if that meant we could proceed....all ready to go /has tennants rents for £550 pcm and only looking for £120,000....very sought after location and in good condition.

If the smallholding we are after was to sell, we will sit tight, but is too good an opportunity to pass by without giving it a good go

£220k!! Sounds great VFM. On the right river down this way, that property could be £700k.

Unless within 10m St Austell bronx.

The price reflects the fact we want to secure the other place....just numbers game tbh. That said, W wales isn't massively expensive....

The river is the Teifi a well known Salmon and Sewin river...I fish with a coracle, but this year rod and line have been having a bumper season on the Salmon front too! See the otters when out walking the dog at least once a week too

Many thanks John, will get some decent pics and post them up....think the agents particulars should be done soonish. Funny, took a lot when we were building, but seemingly not many of the house itself when done....looking through computer, most are of the dogs and then the baby when he arrived with the house as background

Virtual Tour

Okay, so the smallholding we wanted sold within 4 days of hitting the market....for full asking price which was £40k above the valuation (insisted on by the vendor...correctly it would appear!) Clearly some properties remain unaffected by the slump!

Hey ho, we've decided to put ours out there anyway, but don't know where we'd go if we sold it!

It was built under the 'Quality Pembrokeshire' initiative and reused all the slate (which I took down one at a time, sorted and cut....not a job i want to do again in a hurry) from the old forge....we also had to fly the facade across to maintain the original building line....it is essentially a detached structure....

Have just pulled the house off the market.....BUT, was really surprised!

Long story, but the second place we were pursuing got complicated....the vendor starting playing silly buggers.....not my game

Nothing else about we liked (near enough lifeboat shed ) and we have another baby due in May so we are going to sit tight for a few years and poss try to buy some land /sheds for now....

Had two cash buyers after ours, bid up well past asking price...Was amazed tbh, but had always agreed that unless we are making the move for next 20 years we would sit tight (and rental is out with all my stuff /dogs etc etc.)


Also, there suddenly seems to have been a burst of sales round here....poss just a little hicup, but interesting! Anyone want to buy the South Wales gaff? Are you allowed to raffle houses still?

Back on the market

So we've seen another place we like..... same position with us as before, rental is out so playing a risky game of sell ours to buy the other.....

Well, that was quick..... (I hear that a lot)...... Have today received /accepted an offer just below asking price from cash buyer. Obv still lots could go wrong, but on the face of it.....

Anyone want to buy my rental property? Do you a great deal......seriously!

Oh, and was built as 4 storey.....4th being closed up when it had a grant job in 80's..... load bearing /floorboarded floor above would make 3rd /4th bedroom.....we costed it up regs compliant at under £10K

We are Moving!

They say that its stressful, but crikey! We've just exchanged contracts (moving next week) on the new place

Relieved (and excited) to say the least.....turns out that even if your wife is a solicitor /her frim is dealing it doesn't neccesarily make the process any simpler.... The whole thing needs a bloody good shake up (esp if we hope to get the economy moving again).....the Scottish sealed bid system has great appeal IMO (oh and the mortgage situation is ridculous too!)

Anyhoo, as of the 29th November we will be moving to this beautiful 10 acre smallholding just a few miles up the road (and only 10 minutes from Ceibwr and Poppit Sands). We will be setting up a new workshop for the RIBs in one of the barns (I have plans to build some more sheds, but that may have to wait) and in time will be offering a variety of courses using the current owners architectural studio as a classroom. We will also be able to offer Razorbill clients 'wild camping' on the beautiful land, complete with small fishing lake...... I need to convert a stable into toilet /showers etc and Generally think i'll have a paintbrush permanently attached to one hand for the forseeable .......
