There is probably low probability of finding prospective buyer here, but 'never say never'.

Someone might have the money, the desire and the enthusiasm, but without relevant experience; the probability of getting insurance is low. It is becoming more and more difficult to get liability coverage as the market shrinks. (Did you happen to notice all the accident lawyers ads ... all the time?)

Probably need $100K cash or unencumbered equity to even think about proceeding/financing rest.

thanks .... insurance market is too tough .. I guess I'll have to 'part out' RIBs, equipment, ppty etc etc.
