Property needs to be commercial not residential. Best defining characteristic is whether business rates are due. You don't have to operate a business though.

Yes, you need to pay full market market rent to your pension, but heh, that has it's advantages.

Okay, before this topic goes any further off piste, my original question was posed because I recently had to make some modifications to my trailer and the only options were to either drop the RIB in the water while I did so, or jack the RIB up off of the rollers while I replaced/moved them. Got me thinking it would have been much easier if I'd just been able to hoist the RIB up a foot or so.

I shall (hopefully soon) have the opportunity to build a (larger) new garage of approx 5.8m x 5.2m (internal dimensions) and I'm toying with incorporating a couple of heavy steel beams on which to mount lifting points (for block & tackle hoists), and just wondered whether there were any other suggestions - other than beer fridges and pole dancers - as to what might be useful to incorporate.

My own man cave is for storage pure tools and jigs

BUT,

Such a lucky Git where I work , and being in my position, I have 22000 sq feet of unit to use at leisure and a further x12000 sq feet secure yard space,,
So long as it's not in the way of current work load no body pays any attention to various vessels that appear here there and every where , this was up here for weeks before any one noticed lol

Occasionally when to busy at work. I have to struggle at home. Spoiled Git!!

If You have any chance, try to make it little longer, you wont regret it, mine is about that size and wish it would be little larger....

Heating is nice to have, especially when doing repair job in the winter.

Fixed Dust extracting system with the outlet out in open air would be brilliant to have, i dont..

Good lighting, plenty of lamps, easy to install during building process.

Plenty of lighting and power outlets already on the list, though dust extraction is not something I envisage needing and I suspect the winter temperatures in Finland are a little more extreme than we routinely experience here!

One big plus will be a single (double-width) up and over door. Current single width door gives barely 25mm clearance to play with when tubes are inflated so a pain in the ar$e pushing/pulling it in and out.

I'm fortunate enough to have an 800' plus man cave but for six months each year I have to balance being warm with suffering carbon-monoxide poisoning from the space heater. I generally fire it up for 5 minutes to warm things up and then switch it off before whacking it on again for a few minutes an hour or so later and repeat as required.

If constantly on the move and doing something energetic (no pole dancing set up in the cave) keeping warm's not an issue but I've been giving some thought to installing a wood-burning stove that can take the edge off the chill. It'll mean knocking a hole in the wall and installing a flue of course so if you've got the opportunity to plan something like this before the build stage, you might be patting yourself on the back soon enough!

Agree with your sentiments....but surely it's a Workshop your talking about!..
I have large fully equipped Workshop...but My Man cave is a going to be a Chill out zone for me,and my Good friends...and large enough for all the good stuff!..put away properly and easily to hand...Something I've only wanted for about 30 years!..SANCTUARY!!

Yes, guess we have little different needs. I store my boats always outside, use the garage only for storage of tools, smaller toys and for repair/ modding projects of boats, never had a car inside Would love to have dust extracting system enabling to do heavy duty sanding without filling the whole space with that terrible dust.
The big up and over door might put some limitations where You can put the lifting point inside the roof and possible also how much You can load them(pending on the direction of structural roof beams).

I guess in UK You dont need much heater, insulation would alone already help a lot. I have the main building heat exchanger installed in the garage, that alone almost keep it warm enough during winter. But its good to be able to reach the magic +15 any time of the year if needed(polyester jobs)

Pardon the pun, but I'm warming to the idea of some form of heating. I'm going to look at the possibility of underfloor heating, though the floor loading (600kg through two tyres plus the jockey wheel may be an issue).

Up and over door might be an issue when open, but I'm proposing to install two RSJs transversely, so a lift of the boat (less trailer) shouldn't involve a load of any more than 250kg on each hoist/beam.
